Step 8 - Other Terms and Conditions
The Retail and Commercial Leases Act requires that a Lease have a term of no less than 5 years including any right of renewal.

Step 9 - Outgoings

In addition to the rent the Tenant is usually required to contribute to Rates and Taxes (but not Land Tax), common area maintenance, cleaning and power costs, building insurance, audit, management fees etc.

Please list what you want the Tenant to pay and how much you expect it will cost for each item during the first year.
